HOA acoustic requirements decide the underlayment

Solana Beach has an unusually high share of attached and multi-level housing for a beach city — the Lomas Santa Fe condominiums and the townhomes off Via de la Valle in particular. Most of those associations carry sound-transmission minimums in the CC&Rs, typically an IIC rating in the 50s for any hard surface installed above another unit.

This is the single most common reason a Solana Beach floor has to be pulled up and redone. The plank is fine; the underlayment underneath it was never rated, and the downstairs neighbor complains. We ask for the CC&Rs before quoting an upstairs unit and spec an underlayment that meets the number in writing.

A quarter mile from the water changes the wood

The bluff-top blocks sit in near-constant marine humidity with very little seasonal swing. That stability is exactly what engineered hardwood is built for — a cross-layered core barely moves, and a quality wear layer still sands once or twice.

Solid plank isn't impossible this close to the ocean, but it demands longer acclimation on site and a genuine expansion gap at every wall. Installed on a tract-home schedule, it will cup.

Eden Gardens cottages hide their subfloors well

Eden Gardens is the oldest part of the city, and its small post-war cottages frequently have raised foundations, original tongue-and-groove subfloor, and two or three generations of covering stacked on top.

Demo on these homes is where the surprises live — dry rot near exterior walls, uneven joists, and occasionally original oak worth refinishing rather than replacing. We check before quoting rather than discovering it on day two.

What sound rating does a Solana Beach condo need for hard flooring?

Whatever the individual association sets, and it varies. Attached homes and multi-level buildings in Solana Beach commonly specify a minimum impact-insulation rating for hard surfaces over occupied space. That number decides the underlayment, and the underlayment changes both the height of the finished floor and the cost. We get the requirement in writing before ordering material rather than after the floor is down.

Is Eden Gardens different to work in?

Often, yes. The older cottages there can hide several layers of previous flooring, and what is under the top one is not always what was expected — plank over plywood over the original subfloor is common. We open a small area and look before quoting, because a hidden layer changes both the demolition and the finished floor height at every doorway.
