Spanish Revival, Craftsman, and the oak underneath

Loma Portal and Roseville are largely 1920s and 1930s — Spanish Colonial Revival and Craftsman, built on raised foundations with wood subfloors. La Playa runs older and grander. A great many of these houses still have their original oak strip floors, and a great many of those are under carpet.

That makes Point Loma one of the strongest refinishing markets in the county. Old-growth oak laid ninety years ago is denser and more stable than most of what is milled now. Where there is enough thickness left above the tongue, sanding it back is both the cheaper answer and the better floor.

We check by pulling a heat vent and measuring the board's actual section, not by guessing from the surface. A floor already sanded three times looks the same from standing height as one that has never been touched.

Sunset Cliffs takes weather nothing else does

The blocks above the cliffs get direct onshore wind carrying salt spray, and they get it constantly. Windows and doors in those houses leak more air than their equivalents a mile inland, so interior humidity tracks the outside far more closely.

A wide solid plank in that environment will move. Engineered is the sensible specification, and the acclimation has to happen in the actual house rather than in a garage that is drier than the rooms the floor is going into.

Further in, around the Wooded Area and Loma Portal, the exposure drops off quickly and the choice opens back up.

Canyon lots mean stairs, and stairs are the hard part

Point Loma is built on a ridge. Half the housing stock steps down a slope, which means split levels, half flights, landings, and often two or three separate runs in one house. Older homes add another problem: the risers are frequently not all the same height, because the house has settled since it was framed.

California code allows very little variation in riser height within a single flight, and a carpet-to-hardwood conversion is exactly where that gets discovered. Carpet hides an uneven riser; a hard tread does not. We measure every riser before cutting anything, and we tell you what we found before we start, not after.

Is there original hardwood under the carpet in Point Loma homes?

Often, yes. Houses in Loma Portal, Roseville, and La Playa built in the 1920s and 1930s were routinely floored in oak strip, and carpet went over a lot of it from the 1960s onward. Old-growth oak from that era is denser than most new material. Whether it can be refinished depends on how much wood remains above the tongue, which we measure by lifting a floor vent rather than estimating.

Why do Point Loma staircases cost more to convert from carpet?

Because the risers are frequently not identical. Point Loma homes are built on a ridge, so split levels and multiple short flights are common, and older houses have settled unevenly since they were framed. California code permits only a small variation in riser height within one flight, and carpet hides a discrepancy that a hard tread will not. Every riser gets measured before a tread is cut, and any correction needed is priced in the estimate rather than discovered mid-job.

What flooring holds up near Sunset Cliffs?
