The 1970s and 80s ranch home
Most of Poway is single-story ranch houses on big lots, built somewhere between the seventies and the nineties. They were built well, and a lot of them still have the floors they came with.
So the usual job is tearing out tired carpet and dated tile through the whole house, on slab, all on one level. That goes faster than the same job in a two-story home, and it's easier to live around, because we can work room by room and you keep the rest of the house.
Horse properties and heavy-use garages
Poway hung onto its semi-rural feel on purpose. Out on the bigger Bridlewood and Garden Road parcels you get horse properties, workshops, and garages built for more than two cars.
Those spaces take a beating, so we do a lot of metallic epoxy and polished concrete out there. A working shop floor isn't the same job as a showroom garage. If you hose the floor down, you want grit in the topcoat for traction, and that has to be decided before we coat it.
Inland conditions, without Escondido's extremes
Poway is far enough inland that the marine layer stops calling the shots, but it's still gentler here than in Escondido or Valley Center.
Solid hardwood does well in Poway. Let it acclimate, leave the normal gaps, and you're fine. Nothing about this climate calls for special measures.

Are Poway homes on slab or raised foundation?
Overwhelmingly slab-on-grade, which is typical of the era Poway was built in. That means the slab's flatness and moisture content decide the job. Grinding high spots and pouring self-leveling compound is its own line item, and slab moisture testing happens before anything is glued down — skipping it is the most common cause of failed hardwood in this region and it voids most manufacturer warranties.
