Fifteen minutes from our shop

Escondido sits inland of the coast, where most of our work is. The houses out here are different enough to change what we would put in them. Bigger lots, a much wider swing between the seasons, and a lot of slab construction from the seventies and eighties.

Inland heat is the design constraint

Summers here are hot and dry. Winters actually get damp. That yearly swing is the widest anywhere we work, and it matters more than anything else when picking wood for an Escondido house.

Solid hardwood does fine here as long as the wood sits in the house first and gets room to move. Jam it in tight with material that never acclimated and gaps will open every winter. The homeowner blames the wood. The wood was almost never the problem.

Garages get brutally hot out here, and that matters for epoxy. A coating cures very differently at 110 degrees in a closed garage than it does in the lab conditions printed on the data sheet.

Old Escondido's older homes

Old Escondido is full of Craftsman and early-century homes, and a lot of them still have their original wood floors hiding under carpet somebody laid decades ago.

Nine times out of ten, pulling that carpet and bringing the original floor back beats anything new we could install. You can't buy narrow-strip oak and fir like that anymore.

Solid hardwood copes with it well and can be sanded back several times over its life. Where a wide plank is wanted, engineered is the more stable choice. Either way the boards acclimate in the house itself until the readings agree, not for a fixed number of days.

Is there original hardwood under the carpet in Old Escondido?

Frequently, yes. Old Escondido carries some of the oldest housing stock in North County, and narrow-strip oak and fir went under carpet across the neighborhood from the 1960s onward. Nine times out of ten, pulling that carpet and bringing the original floor back beats anything new we could install — you cannot buy that material any more. We lift a floor vent and measure what is left above the tongue before recommending either way.

How quickly can you get to an Escondido job?
