Leucadia and Cardiff are full of small older beach houses, most of them built mid-century and remodeled several times since. A lot of them sit up off the ground instead of on a slab like the newer inland tracts.
Pull up an old floor in one of these and you'll often find two or three more stacked underneath it, patched subfloor, and joists spaced to nothing you would see today. We quote these knowing that, instead of pretending what is under there will be clean.

Solid hardwood is an easy call in Olivenhain in a way it never is in a beach cottage four miles west. Same city, different answer.

The strip along the coast has a lot of long-term rentals and vacation places. Those owners need something tough that goes down fast. Being able to sand it back in fifteen years does nothing for them.

We open a small area and look before quoting rather than pricing on an assumption, because that hidden layer is the single biggest source of change orders on these houses.

It may as well be a different city. Olivenhain sits inland on much larger lots, with a wider swing between damp winters and dry summers and a housing stock that runs to custom builds rather than beach cottages. Solid hardwood is far more viable there than it is a few miles west in Leucadia, where the air stays damp year-round and engineered plank is the safer call.

Encinitas carries a lot of short-term and seasonal rental property, and the failure mode there is not wear from one careful household but constant turnover with wet feet, dragged luggage, and nobody to notice a spill for a day. Vinyl plank is waterproof through its full thickness and a damaged board can be swapped without refinishing a whole room.
